Utilities and Infrastructure

Electricity:

The connection will be built for a connection fee according to the developer’s needs. Potential cooperation with renewable energy producers (electricity and heat)

Water and sewage:

Pipelines built to the plot border

Gas:

At Klaukse 4, the gas pipeline has been built to the plot boundary; at Klaukse 6, connection from the gas distribution network to the plot boundary is 10 m. Developer compensates Port of Tallinn for the connection fee paid to the gas distribution network owner based on required capacity.

  • Projected production capacity; logistics plan detailing transportation modes and preferred routes, including main origin and destination countries.
  • Estimated number of new positions to be created.

 

Synergy with the Port and Industrial Park

  • Description of how the planned operations will leverage Muuga Harbour’s strategic location, logistics infrastructure, and existing facilities for operational efficiency or market expansion.

 

Investment

  • Total capital expenditure estimate for the project.
  • Identified funding sources (e.g., own capital, external investors, loans).
  • Main development phases and indicative timeline for project realization.
